I’m buying a home that’s been empty for about a year. It’s pretty dusty and I know the previous owner had a dog. Through the home inspection, is it reasonable to ask for the home to be cleaned (including carpets to be professionally cleaned)?

I am considering putting an offer on a home that has a problem in the basement with water coming in through the wall. It happens whenever it rains or snows heavily. The current owner has disclosed this information to us, we will obviously have a home inspection done if we do go forward with the home.

I’m wondering what can be done and the approximate cost to fix this problem. Thanks!

I bought a home that was not disclosed with a leaking basement. Owned home only 3 weeks when the walls started leaking after a rain. Home inspection did not show anything because the basement walls were paneled. I had to tear down the paneling to find were water was coming from. The title company gave me old homeowners new address. I got 3 bids for repairs. What should I say in the letter? Do I get the work done first and ask for payment? Wait for an answer first? I dont know what the next steps are I should take. Thanks

Home inspection?

My boyfriend and I have been looking for a home since christmas. We ell in love with a 1930s home and our offer was accepted for 10k under the asking price (woohoo!) we were just approved for our mortgage and the home inspection will be happening early next week.

What happens after the home inspection? Do they either say it passes or fails and if it passes we continue with the deal? or do they say all of the things that will need improvement or might be trouble later on and we can decide from there whether we want it or not?

Home inspection?

We are a first time home buyer. Recently we did home inspection. Found some problems like high amount of carbonmonoxide when the oven is turned on.Seller says he will fix the problem.Also gutter needed cleaning.So my question is how can we believe that seller has fixed the problems,since we don’t have carbon monoxide detector or we don’t know how to check the gutter.Need some advice on this please.Or do you guys suggest us to do reinspection only for this?

home inspection????????

we recently purchased a home that was foreclosed. We knew the previous owners and keep in contact with them on a regular basis. They have told us everything that they had going wrong with the house or any problems they were having (really, not much). The home was winterized about 4 months ago. Our real estate agent said since the previous owners are telling us everything with the house, it wasn’t necessary for us to put forth the 0 to get the home inspection. I would feel better, however, to at least have somebody come out to look at utilities and termites. Is this possible to do, or when I sign up for an inspection, do I have to get the whole shabang?

thanks for all of your info! I am going to go ahead with an inspection. Unfortunately, with this HUD home, if I get out of the contract now, I will lose my 00 earnest money. Does FHA or HUD require the use of certain kind of inspectors, or can I look for my own? Obviously my real estate agent has recommended a company they work with, before she said I don’t even need to bother with one. Can you have it billed and then put into the mortgage, or do you have to have it up front? I am trying to be thrifty with my money, since there are some cosmetic repairs needing to be made to the home before we move in. Thanks for all of your info

I just bought this home from a well known builder here. I didn’t get a home inspection when I first moved in, but since my house has a year warranty, my real estate agent advised me to just hire one before my warranty expires.

Should I have done one before, or will I be fine going ahead with this plan?
