Please help me understand:
Out here in CA a homeowner policy does not cover earthquake damage, unless the owner opts for a veeeeeery expensive earthquake provision that has a huge (like k) deductible.
Yet in FL, LA, AL, TX and MS hurricane insurance is a covered provision — and home insurance is relatively cheap — although portions of these states are now routinely getting hammered by devastating hurricanes and it’s happening more and more frequently?
I’m curious because it’s not the local gulf-state population that pays for all the reconstruction — it’s every homeowner who carries a policy with that company no matter where in the USA they are actually located.

I live in California. Recently owing to some drainage problems, the water overflowed in my apartment. The apartment authorities didn’t even inform me till I found out that they did some clean up in my absence. When demanded, they say I ought to take home insurance. However I am not sure if they have the obligation to compensate me or do I need to be covered by Home insurance towards any damaged property.

Why do some people choose to separate their mortgage, property tax, & home insurance payments and pay all separately to the mortgage company, municipality, and insurance company instead of paying the lender (such as Countrywide) one escrow payment and letting them pay the bills separately? It seems easier to pay one bill instead of 3, and it is the same cost, so…?
Yeah the question is why, thanks for stating the obvious though.

At what point in the process of buying a home do I need to actually buy the home insurance? I am applying for a loan at the bank, which they told me they think will be no problem to get. I already have a home insurance quote, just not sure when to buy. Is it after the loan is fully approved? This is all new to me as this is my first house. Thanks.

My state has significantly lowered my home value assessment from last year which seems to be the same with my neighborhood and and probably for the most areas of the state I’m living in due to the declining real estate market. Everyone knows actual market appraisal will always be lower than government appraisal because government taxes you on inflated value of property.
Insurance companies also know that, and they should have access to changes in appraisal because that is public info.
My question if government changes your home appraisal, can that be a ground for lowering you home insurance premium for any portion of the policy period that falls within the new effective government appraisal period?
Froufrou: You are correct. Home values have been declining, but tax bills have been getting fatter each year. Government needs and relies on YOUR money to stay in business.
